Three ways to explore.
Exterior is the original configurable concept. Floor plan reveals the
plan-traced walls. Look inside places you at eye level with
drag-to-look and room viewpoints. Existing house and Remodel are
separate comparison states.
What the model uses
The exterior footprint, window schedule, skylight sizes, 3:12 roofs and
ridge levels follow the 28 September 2026 permit set. The owner retains
the existing front deck and selects Timber Bark Hardie shingles. The
covered porch is an earlier DD study; the site plan A1.1 and the July
survey DWG place the lot lines, setbacks and parking. The existing shell
uses the retained footprint, separate studio and utility annex, informed
by December 19, 2025 AS1.0 and the demolition plan. Listing photos
inform the gray-green siding, cream trim, red-brown entry and timber
trellis. Junction details remain approximate.
Drawings now available
The September 28, 2026 permit set includes window, door and lighting
schedules, A1.0 demolition and A1.1 proposed site plans to A2.0
demolition, A2.1 proposed floor plan, A2.2 roof plan, A3.0 ceiling plan,
A4.0/A4.1 elevations and A5.0 sections. The September 11 and June 19,
2026 DD sets are retained for comparison. July wall studies include two
site options and six paired renderings. December as-builts, January
options, April schematic and a preliminary July 1 survey PDF were
recovered from local Downloads.
Interior interpretation
Wall footprints and opening gaps are extracted directly from AS1.0 and
the September 28 permit A2.1 PDF vectors, including the clipping paths.
Floor plan mode displays the original drawing with its dimensions and
door swings. The retained rooms use 7′10″ ceilings, the primary
bath/closet 8′0″, and the JADU bath 7′5″. Vaults, fixture details,
finishes and door leaf swings remain interpretations. The stronger
interior colors aid readability; they are not selected finishes.
Exterior controls do not move the walls in the source interior layout.
Survey and missing CAD files
The DWG was decoded with LibreDWG. It contains 781 3DFACE entities,
linework, layers and annotations, but many Civil 3D objects are
unsupported by that decoder. No measured terrain surface has been fitted
to the studio mesh. Two raster definitions reference absent files:
corner_record_non_fillable_Page_1.tiff and CM_Image.bmp. These may be
unused template items; ask the surveyor to confirm or provide an
eTransmit package. The recovered survey PDF is preliminary and is not
assumed to match the July 14 DWG.
Still needed for fidelity
The architect’s native building model or coordinated CAD export,
structural and grading/drainage details, and current exterior/interior
photographs would improve this study. Some roof and opening heights,
terrain and product colors remain approximate. The studio does not
establish construction, engineering, permit or product approval.
Saving your work
Settings and Looks A/B are stored in this browser. Export JSON to back
them up or move them between browsers. Export design downloads an
offline HTML containing your settings and reference previews; original
PDFs and CAD remain in the project library. A locally added photo
travels in that HTML but is not retained after a normal reload. Nothing
is uploaded by the studio. External links open their respective
websites.
